Jolis Eltilib asked:
Situated in south-eastern Europe, in the heart of the Balkans, Bulgaria has everything going for it as a resort destination: a worm climate, beautiful scenery, a rich and ancient culture, close proximity to the main centres of Europe and, of course, its beautiful Black Sea coast. This scenic, indented coast, with its warm waters and long sandy beaches interspersed with cliffs is naturally the country’s main tourist asset, but in winter Bulgaria’s mountains also offer ski enthusiasts a wide choice of activities.
Beside the thrill of discovering a new country and visiting unspoiled places that are still not overrun by huge members of tourists, Bulgaria is so in vogue at the moment because it simply offers such good value. In many ways, the country is now where Spain was some 25 years ago, only it won’t take that long for Bulgaria to catch up in terms of both quality and price. Although the beautiful shoreline and ski slopes are not new to tourism, this is still a young tourist and residential market where, if you look well, good quality and low prices combine to provide outstanding value for money- and excellent investment opportunities.
The country
Long overlooked by the rest of Europe, modern- day Bulgaria was once the home of the Thracians, a Mediterranean people with much of the sophisticated culture of the neighbouring Greeks. After Roman rule, modern Bulgaria took shape when the Bulgars, a Turkic tribe from the steppes of Central Asia, settled here and merged with the Slavs who had come some time before. In the middle Ages, Bulgaria managed to finally escape the influence of the Byzantine Empire, but it was short-lived, as the region was overrun by the Ottoman Turks. In 1908 Bulgaria emerged as an independent country again, but two disastrous world wars ended in the country falling under Soviet influence until 1990, when it shed 44 years of Communism. Today, Bulgaria has made the transition to a stable European democracy, a status that will become official when it joins the European Union in 2007.
‘’ Quality and low prices combine to provide outstanding value for money’’
‘’Although relatively undiscovered by most Europeans, this is a country of great natural beauty’’
Although relatively undiscovered by most Europeans, this is a country of great natural beauty as well as historical and cultural interest. Warm, dry summers with lots of sunshine provide the ideal way to enjoy the beautiful coastline, while just inland the attractive villages and small towns of rural Bulgaria abound in rustic charm. Just a little smaller than England, but with fewer than 8 million inhabitants, the farmlands, pastures, mountains and forests of Bulgaria are still delightfully unspoiled. Just two hours from the capital of Sofia lay the ski resort and Alpine scenery of the Rhodope and Balkan mountains, where red-roofed village houses and the spires of pretty little Orthodox churches mark out the patches of population amid the natural scenery.

Surrinder Ahitan asked:
There are several reasons why you may want to consider purchasing a home in Bulgaria, including the great currency exchange rate, the availability of quality property, and the overall affordability of homes in the country.
Here’s some more information on why a home in Bulgaria may be the right choice for you, no matter what you’re reasons are for purchasing a house there.
One of the reasons why potential home buyers have been looking at Bulgaria as a place for house purchase is the growing tourism the country has experienced in the last few years. There is also a considerably low taxation rate in Bulgaria, so home buyers won’t have to worry about paying hundreds or even thousands of dollars for property taxes that may not be worth it.
There are also a number of wonderful areas that you’ll want to visit or consider purchasing once you’re in Bulgaria. It’s definitely recommended that you visit the country first to get a first-hand look at the real estate there, even if you’re purchasing from another country. While the Internet and photos will indeed help, making a major purchase like this requires careful consideration, and Bulgaria is a wonderful place to vacation while you’re doing business.
Many of the homes in Bulgaria that are for sale are along the Black Sea coast, which is a wonderful tourist area filled with beaches, resorts, and beautiful homes and commercial properties. And, while it is perfectly fine for a foreigner to own a house or building in Bulgaria, foreigners are not allowed to own land there, unless the foreign individual or company registers a company in Bulgaria that already owns the land. So, if you are considering purchasing land for your home in Bulgaria, you’ll definitely want to talk the specifics of this procedure over with your real estate agent before your new house is built.

One can describe many things as big-small. Actually, big-small is something small that has the characteristics of something much bigger than itself. And with that in mind, I come to think of Bulgaria. I am sure that many of you who read this have heard of this country and will ask “Why is Bulgaria a big-small” Well, I will try to explain.
Bulgaria covers a total territory of 111 000sq/km – that is why it is small. But I am sure you have no idea of how many beautiful things there are in this small area – and here comes the big part.
Bulgaria is a country with a long history, full of ups and downs and critical events. The country culture has been influences by many other nationalities and that is why Bulgaria has now many important historical places. One such place is Etara. It is an open-air museum, but seems more like a whole town, still capturing the traditional spirit and architecture of the Bulgarian national revival. The people there still practice the old Bulgarian crafts, including pottery. Etara is like a place out of time, where the past is still alive. Another such place is the village Arbanassi. It is an old settlement and holds some ancient monasteries. One of them is the St. Nikola monastery that was built during the Assen dynasty – there still can be seen preserved wall decorations and icons dating back to 1716. Near Arbanassi is the town of Veliko Turnovo, where you will be amazed by the great fortress Tsarevets, which was the capital of the Second Bulgarian Kingdom. It still is a mighty settlement and there even is a “Sound and Light” show in the evenings. An amazing place is the Madara Horseman – a picture, carved into the stone during the 8th century with dimensions, which equal these of a real horseman. It still looks breath-taking and is included in the World Heritage List of UNESCO. Some other historical places include the Rila Monastery, Pliska (first capital of Bulgaria), the Troyan Monastery and many more.
Bulgaria has also a gorgeous nature. There are many places to go and admire the beautiful landscape. First of all, there are many mountains in the country. Rila Mountain is a wonderful place – there is the highest peak on the peninsula – Mousala (2925m). You can also visit the Seven Rila Lakes, many huts and ski tracks. Another mountain is Pirin – the most fascinating one in Bulgaria, also part of the World Heritage List. There are many nature reserves in Bulgaria and one of them is Srebarna which houses nearly 100 different bird species, most of which endangered. Actually, I don not need to list any more natural places worth visiting, because when you go to the surroundings of almost every town in Bulgaria, you will find something incredible to look at.
As far as culture is concerned, the best places to visit are the bigger towns – Varna, Burgas, Veliko Turnovo and of course the capital Sofia. Sofia can be compared to many European capitals – it is a large city with many people and numerous places to go if you are a culture-lover or just enjoy the nightlife.
With all this I hope that even some of you will agree with me that the little country Bulgaria holds so many interesting and marvelous things that it can be easily called big-small.

Golf to improve bulgaria tourist image
1 July 2008, Tuesday
Golf clubs and resorts are going to improve Bulgaria’s image as tourist destination
by offering an alternative to the concrete cities that have been built on the
Bulgarian Black Sea Coasts, announced Darik news Tuesday citing the German
news agency DPA (Deutsche Press-Agentur GmbH).
The article begins with a description of the golf club in Ravno Pole, located 25 km away from Sofia, adding that at the moment 19 golf courses are being constructed in Bulgaria, including the one worth EUR 50 M near Pravets, the birthplace of Communist Dictator Todor Zhivkov.
According to DPA, the golf course in Ravno Pole is visited by more and more Sofia residents, diplomats and foreign investors.
Experts believe that the strong investment interest would lead to the eventual construction of a total of 40 golf courses in Bulgaria with the Cabinet supporting plans to turn the country into an international golf destination.
DPA further tell its readers that Bulgaria has favorable climate and extremely attractive landscapes, adding that people involved in golfing are trying everything possible to convince others that this is not an elitist game, but rather an excellent way to fight stress and spend family vacations since more and more golf courses offer attractions even for young children.
The DPA reporter states that golf courses were going to be a good tourist alternative for Bulgaria to discontinue the country’s association with cheap Black Sea vacations.
After the construction boom on the sea coast, the upcoming summer was going to show if Bulgaria’s tourism would be able to escape its concrete sins and return to nature, according to DPA, which reminds that 2007 was a record tourist year with international sea and ski resorts in Bulgaria attracting over 5 million tourists.
The reporter also mentions the fact that after Bulgaria’s joining of the European Union, the number of EU tourists has increased by 50% and profits from tourism in 2007 have reached the record EUR 2,3 B – an 11% increase compared to the previous year with the State Tourist Agency in Bulgaria expecting a 10% increase in 2008.

Bhakti Bhoir asked:
The market research report, “Bulgaria Banking Sector Analysis”, is an analytical study of the thriving banking industry of the southeastern European country, Bulgaria. It evaluates the product quality and the services provided by the Bulgarian banking industry. This report helps clients to dissect the leading-edge opportunities critical to the success of the banking industry in the country and detailed data supported with analysis helps investors, financial service providers, and global banking players to navigate through it.
Market Analysis
The demand for banking services has grown as confidence in the sector has gradually returned and incomes increased since 1997. Total assets of the commercial banks rose by 45% in local-currency terms in 2005 and are estimated to have grown by around 23% in 2006. Banks have increased their lending, particularly to households, and have shifted away from their previous pattern of holding large deposits overseas. With the government running a budget surplus since 2003, lending to the private sector has been growing more quickly than total lending. After these increases, loans to the non-financial sector accounted for 66% of deposits in September 2006.
The Bulgarian economy is still mainly cash-oriented, but the use of debit cards is increasing. Credit cards are still not often used in the country, but the expansion of e-commerce and international travel is boosting the demand for this service in the country. Moreover, the creation of a centralized credit-reporting agency in 2004 will make it easier for the banks to offer credit cards to their customers.
Key Findings
Bulgaria is one of the fastest growing countries in Eastern Europe by assets, loans, deposits and profitability of the sector.
Housing mortgage loans is one of the hottest markets for the Bulgarian banking industry and is forecasted to grow at a CAGR of nearly 88% for the period spanning from 2007 to 2010.
The credit card market in Bulgaria is all set to take off in a big way as it has a significant potential for expansion because only 3% of payment transactions are made by credit card.
Point of Sale (POS) Terminals are growing more rapidly as compared to ATMs in Bulgaria.
Among the deposits category, time deposits are anticipated to take lead over other kind of deposits from 2007 to 2010.

You can really expect the best when you buy ski property in Bulgaria – with Bansko being one of the more attractive offers on the table. With its snow capped mountains, a skiing season that is more than four months long at a time, a summer enticing holiday makers with hot natural springs in neighbouring village of Banya and a whole host of activities like horse riding ensure a year round calendar of unforgettable experiences in this beautiful location tucked away under the Pirin Mountain.
There are many reasons for you to buy ski property in Bansko. The property market is just only maturing, means your investments will only seek to sear in the next few years. Already in recent times, the value of land has went up ten times from initial prices per square meter. Contract company Yulen – responsible for the ski resorts in Pirin Mountain has pumped in millions of dollars into renovating and improving the resort facilities to something beyond world class. A new gondola lift was recently installed as well, meaning a short ten minute ride up the scenic mountains to your skiing location. No snow? This Bulgarian exclusive enclave are experts at snow making with a range of machines which means pistes in excellent conditions.
Bansko is nestled between the Pirin, Rila and Rhodope Mountain ranges and is a world register of natural heritage. This means you get a wide array of skiing locations, with the two major ones being Chalin Valog and Shiligarnika, located within differing heights of the mountain ranges – the highest being 2, 500 m above sea level. The town itself is an attraction by its own measure, with more than 100 cultural monuments, decorated houses, ancient fortresses within the expanding regions and rivers of Bansko. Be dazzled by buildings like the Holy Trinity Church, that boasts a thirty metre high bell tower and clock as well as intricate wood carvings.
There are also no short of amenities and facilities within and around Bansko. The busy city of Sofia is just 2 hours away, with its airport – but a Bansko airport is in the works as well, meaning accessibility and convenience for travellers alike. There are a whole host of taverns, pubs, entertainment outlets, shopping arcades and medical facilities within Bansko town, nearby villages and outlying cities. English is one of the main languages spoken all around, with staff and people well versed in the language.
Bansko is a holiday makers dream and when you stay there, it seems there is never enough time to enjoy the region and what it has to offer. From golf clubs, resorts, spas, skiing to even regular festivals like the Bansko Jazz Fest held every August, each is just another anchor to make anyone stay longer. It is something out of the ordinary, a jewel in Eastern Europe that offers its grandeurs for the fraction of the cost of places like France, Italy and Greece. This is why more and more people are buying property i this pictorial location, an achievement of sight , sound and feel – a promise that you can expect the best when you buy ski property in Bulgaria.

Surrinder Ahitan asked:
Now is a great time to invest in property in Bulgaria, due to the wonderful state of the economy, and the beautiful homes that are available there. Even if you are from a foreign country and want to purchase a second home in Bulgaria, you’ll find a home with the features you want at a price you’ll love.
One of the reasons that Bulgaria homes and Bulgaria investment properties are so affordable is the low currency risk. The Lev, which is the Bulgarian currency, can be exchanged for low rates with the pound (British currency) and the DM (German currency) as well as the dollar, which makes it feasible to buy property in the country even if you don’t readily possess the currency of Bulgaria. Rates are now about 1 pound to 2.86 Lev.
Also, it is very possible to receive high yields when renting the property you purchase in Bulgaria for investment purposes. This is especially good news for businesses who are renting buildings out to occupants or employees, or those who are purchasing an additional home in order to rent it out to tenant(s) to make a profit. Rental yields on residential property are up to 8% currently, and yields on commercial property are at about 12%.
Perhaps one of the main reasons why Bulgaria investment property is so affordable is due to the end of Communist rule in the country in the 1980s. Shortly after, in 1992, the country began implementing the Restitution Laws, which entitled families and their descendants to the right to return to their own land. While the application for restitution expired the following year, many families were able to renovate their ‘new’ homes, as well as sell them for profit, which boosted the real estate market of the country tremendously.
Whether you’re thinking of starting a business of any size, or want a new vacation home, Bulgaria most definitely has a few options that will make you consider the country’s investment properties for your next purchase.

Nick Cox asked:
When considering a holiday in the sun, Bulgaria is not the first destination that springs to mind. But many first-time visitors to this former Eastern Bloc country are left pleasantly surprised at just how much it has to offer.
Bulgaria lies in south-eastern Europe and is bordered by Romania to the north, Greece and Turkey to the south and the Black Sea, which takes up nearly the entirety of its border, to the east. It has a civilized history going back 6,600 years, and throughout the country you will find ancient Greek sites, Roman amphitheatres, hundreds of monasteries and 40,000 listed archaeological treasures.
The Mediterranean climate, during the summer months, attracts many thousands of tourists to Bulgaria’s largest holiday resort, Sunny Beach. Since its construction in 1958, the resort has continued to expand and is now home to an ever-increasing amount of hotels, bars, restaurants, discos and numerous live music bars that stretch the length of the coastline.
In recent years the resort has undergone large-scale construction that has seen the development of several luxurious hotels looking over unspoilt beaches, reported to be among the cleanest and safest in Europe.
Immediately after its construction and development, Sunny Beach attracted mainly Bulgarian and Russian visitors. But since the fall of communism, the resorts popularity has grown among German and, more recently, British holidaymakers who see Bulgaria as a cheaper alternative to other, possibly more popular, Mediterranean destinations.
The increase in the amount of Cheap flights being made available by budget airlines has also played a part in helping to make Eastern Europe a more accessible and appealing option to tourists.
So what is there to do once you’ve arrived? The hotels in Sunny Beach offer a great range of facilities and even if the hotel where you’re staying doesn’t provide everything you need, then chances are the one down the road will. On my recent stay we were facing a luxurious five star hotel that offered Turkish baths and a variety of massages, all reasonably priced.
If you feel inclined to check out the nightlife then the city centre is easily accessible. A train stopping at most of the main hotels every 15 minutes will take you to the centre of Sunny Beach, or it is pretty simple to jump on the public bus for the equivalent of a few pence. Once in town you have the choice of plenty of bars, pubs and restaurants.
If taking the family, then be warned of the neon-signed, exotic-named clubs as they provide services of a more risqué nature. There are a few areas that are slightly seedy, but on the whole the main part of Sunny Beach is safe for all the family.
The food on offer is of a generally good standard in most places, and you will be surprised at how reasonably priced eating out is. A meal for two, with a bottle of wine will rarely cost you more than 7 or 8 pounds.
Local food is something of a treat, and I highly recommend trying out the Bulgarian dish called ‘Karvarma’. This was eaten on almost a daily basis, and was the perfect dish for lining the stomach before sampling the fine Bulgarian beer, which incidentally, will cost you about 50 pence a pint.
If you fancy getting out and about and seeing more of Bulgaria, then hiring a car for a few days is a must. It is fairly cheap and there are plenty of good-value car hire companies that will give you a good price.
The Bulgarian countryside is stunning, but unless you can read the Cyrillic alphabet – some signs don’t include the English translation – expect the possibility of seeing more of it than you had planned.
While trying to decipher road signs perhaps your passengers would like to take the opportunity to sample Bulgaria’s most famous alcoholic beverage “rakyia”, which you will occasionally find being sold by locals at the roadsides. Distilled from plums, cherries or whatever sweet fruit the locals can find, no Bulgarian trip is complete without sampling this unique liquor.
