Luxury Travel Vietnam will participate in the World Largest International Travel Show “ITB Berlin 2009″, to be held from March 11 to 15, 2009 in the city of Berlin, Germany.

The aim is to promote the Vietnamese tourism product in the luxury segment, which is addressed to people who want to live a unique experience, with personalized service, privacy, tranquility and simplicity. All this in a different destination combining history, culture and cuisine or an exotic destination with an excellent service.

Ha Pham, founder and CEO of the Luxury Travel Company believes the time is ripe for high-end travelers worldwide and luxury german tourists. Vietnam has world class properties to compete with other destinations in the region.

These German luxury travelers are keen to visit and discover the country in lap of luxury. “luxury adventures, golf, spas, beaches, family travel, junks cruises, honeymoon and romance packages have moved up in terms of favorites for upscale travelers to Vietnam including German travelers. In addition to comfort and security, Vietnam offers warm weather year round, stunning scenery, world class cuisine and luxury shopping. However, many travel companies in Vietnam still sell the same tourism products since 10 years ago, and there are no niche products for this upscale market,” says Ha.

According to VNAT statistics, most foreign luxury travelers come from Western European countries. 170,000 French tourists from the UK (100,000) and Germany (100,000). The upscale German market has potential for Vietnam tourism, but has not been fully tapped.

Vietnam’s first luxury tour operator is founded in 2004 to catch this new trend and promote niche tourism products to high end travelers. The company’s depth of experience and large infrastructure enable it to create unique itineraries with the operational confidence to fulfill client expectations.

Last year, Luxury Travel Vietnam company served 10,000 satisfied customers. Among Luxury Travel’s clients are ambassadors, senators, Russian millionaires, CEOs and presidents of Oman Oil Company, royalty and Oman Royal Government ministers, French ministers, Deputy Prime Minister of Canada…and others.

VNAT targets to lure 6 millions in 2010, the company targets only at 3% of these figures. For further business discussion with Luxury Travel check the company website www.luxurytravelvietnam.com, visit the company booth at ITB Berlin.

Slovenia Property 8 Reasons you Should Buy Investment Property

Recently named one of the top destinations in the world in which to buy property, savvy investors are buying Slovenia property for long term capital gains as well as solid rental incomes.

With prices in many areas rising at 30% per annum and forecast growth for the next 10 years to be almost 300%, Slovenian property has a lot to offer potential investors.

In this article we will look at the reasons you should consider buying property in Slovenia.

1. Geographical location

Slovenia is located to the right of the Trieste region of Italy, and also has borders with Croatia, Austria and Hungary.

While a beautiful country in itself with much to offer, it also makes a great base to explore a host of nearby attractions with cities such as Venice, Prague and Budapest close by.

For skiers, the slopes of Austria and Northern Italy are within easy reach, yet property is much cheaper here than in either country.

2. Beauty

Slovenia may only be a small country, but it has a lot to offer in terms of scenery including:

Snow capped mountains, fairytale forests, rolling hills, stunning valleys with vineyards, as well as lakes, rivers and waterfalls.

In addition to this natural beauty, there are beautiful towns such as the capital Ljubljana, with its striking church spires, stunning baroque architecture and cosmopolitan atmosphere.

Popular areas to buy property outside the capital include:

Primorska with its Adriatic coastline, the lakeside resort of Bled, the ski resorts of, Bohinj and Kranska gora with easy access to the Julian Alps and the beautiful Soca Valley region.

Slovenia is diverse in what it offers to overseas property investors and there are many areas that offer stunning natural beauty and the potential to make some great capital growth to.

3. Economic stability

Slovenia’s geographical position and recent membership of the European Union (EC) which it joined in 2004, has seen foreign capital investment flow into the country and Slovenia now boasts the highest growth rate of any new EU member, which is running at around 5% per annum.

This strength in the economy, combined with an increase in tourism, is the driving force behind the boom in Slovenia property.

4. Housing shortage

In many areas there is a shortage of quality housing. The perfect example of this is the capital Ljubljana, where strict restrictions on land development are driving property prices higher.

Many of the major tourist destinations are also suffering a shortage, as the increasing influx of tourists puts pressure on local accommodation.

5. Growth in tourism

The government is committed to expanding revenue from tourism. Although the country does not have such a well developed tourism industry as some of its neighbours, this is all about to change and with the increase in low cost flights to the country; tourism will increase, as more people discover the delights of this beautiful country.

6. Capital gains & income

You can focus on capital gains or income or a mix of the two.

7. Its Still Affordable

It’s still highly affordable and Slovenia property prices still seem to have a long way to move to the upside. The trend has already started, but like most property booms it will last for decades and the potential to make solid capital gains for the foreseeable future is one of the reasons Slovenian property investment is so popular.

8. Ease of purchase

The buying process is straightforward and designed to protect both buyers and sellers. Unlike in many other destinations ownership is transparent finally; there are also local finance options available, for those wanting to raise capital. There are now several specialist Slovenia estate agents that specialize in helping foreign property investors find the right property in terms of, their budget and investment aims.

Add up all the facts

Slovenia property offers the potential to make great long term capital gains, combined with good rental income, combined with the potential for future growth, makes it an excellent investment in terms of risk to reward.

Discover buying property in Slovenia and you may be glad you did.

English as Intellectual Make Up for Indians

English is a second language for Indians. Though the sound system and the pronunciation is very difficult for them still they got a mastery over the language. Its due to the long collaboration with the British people and specially for their interest in it.

The population of India passed a billion, that was thousand million a couple of years ago and it is increasing at the rate of three percent per annum. In 1997 an Indian today survey suggested that about a third of population had the ability to carry on a conversation in English and more or less that will be doubled in coming years.

“Once before the publication of the most famous book “Kanthapura” by Raja Rao, he gives some valuable comments on the Indian English that “We in India , think quickly, we talk quickly and when we move, we move quickly. There must be something on the sun of India that makes us rush and tumble and run. We can prove our dialect which will some day prove to be distintictive and colorful as Irish or the American. Time will justify it.”

Really time justified it. Now people skip their meals for a class of English for their children. It’s a passport for employment and one can say it’s a pinch of salt for  the all round personality of a person. As cross cultural exchanges happens and job requires knowledge of effective English speaking skills, the people across the world including China, Germany and the other non-speaking European nations are very conscious about their English.

The flow of globalization changed every thing. In the year1947 people were in roads to protest English medium schools but now people are donating funds for better English medium school.  Economic scenario changed the attitudes of Indians. Secured jobs and good incomes made them more comfortable and confident and the same confidence has shown in their speaking style.

Indians can not speak like the British and the American. They should not. They must look at the larger part of the world like their own part. People like to call it “Indian English” sometimes proudly and some times derisively.

Indians have excellent control over their written English, yet when it comes to pronunciation or speaking effectively, one is not sound . the problem is while the native speakers think English, they think in their mother -tongue and translate it while speaking. There are some sounds boxes of our mother tongue which are become hurdles for improving the pronunciation  like dha sound in our mother tounge which is not present in English

Indian call center executives speak in native way than accented English to appeal their foreign clients. The focus here is  in making thinks clear and the problems solved rather than acceptance of the accent but its true that pronunciation plays a grate role in learning a language and it is one of the barrier in process of communication.

Infact, Indian English is a recognized dialect of English like BBC English or Australian English. It has lots of distinctive syntax and quite a bit of lexical variation and it can be as hard for American to understand as British especially if it is spoken in speed.

Many believe that Indian English is very similar to British English. Every linguistic item is not used in Indian English. Like alveolar consonants replaced by retroflex consonants e.g walked- walk. Indians shorten terms, that is not pronounced as it should be, like fundamental shorten to fundas and pronounced as fundamental.

The influence of Hindi in English is always there in the land of India where its national language, the colloquialism of which has been widely accepted by the Indians and even some words like Badmash ,babu, maska and many more are introduced in English dictionaries. If you go to any office the receptionalist will ask you “ What can I do for you?” rather saying “ Can I help you?”which is Hindi influence “ Me apke liye kya kar sakti hunu?”like the Indians in habit of asking “ What is your good name?” as we are saying in hindi “ Apka subha nam kya he?” so when people speaks English they mix Hindi in context of their conversation the accent of which some how similar with the English rather than other regional languages hence the speakers of English like to use Hindi as code switching and code mixing.

When Indians use English it’s a Dalama (a dish mixture of all vegetables and some dals ), the seven C’s of communication that is Candid, Clear, Concise, Correct, Complete and Concrete while the native speakers following the Candid, Clear and Concreteness in their speaking. We are bilingual hence we think of English as intellectual make up than emotional.

Like other English speaking countries India is going to make mark in world language, showing Indian English as a Standard English as American and Australian. The time has really come for us to prove that learning a  new language is always  like learning your mother tongue. If the population of  crores are able to express their ideas clearly which will understood by more than half of the population of world then their style of speaking is going to be accepted by others no doubt.

Costa Brava Properties Makes Spain Popular

Buying a property in Spain is one of the most popular things to do for many European overseas property buyers. In fact for the UK it is the most popular destination to buy a home abroad. Spain offers buyers a host of advantages over other locations including super accessibility, good climate, and reasonable prices. One of the main selling points for Spain is its variety offering beach, city and rural living. Arguably the most popular region for international buyers is the Costa Brava

The climate of the Costa Brava is typically Mediterranean. It is sunny and warm during the long summer season, which stretches from May to October. The winters are cooler and wetter, but not unbearably so, as the sea keeps it mild at any time of the year. The region is generally considered to begin at the town of Blanes, which is about 60 kilometers north of Barcelona. From here, the rugged coastline, which is a combination of wide, sandy beaches, steeply rising hills and rocky cliffs, reaches northward to Portbou on the French border.

Moving northward along the coast are three of the most popular resorts, Lloret de Mar, Tosa de Mar, and La Patja d’Oro. Lloret de Mar is said to have the most hotels of any location on the Costa Brava. As you move away from the main beach area, though, you can still find quieter and unspoiled beaches and places to relax. Tosa de Mar isn’t as large as its two neighbors, but the beach is nice and the town is a great place to do some sightseeing. La Platja d’Oro has a long, sandy beach with lots of hotels and places to stay, as well as a lively nightlife for visitors.

If you want a convenient property for holidays or weekends away from work, the southern area of the Costa Brava is ideal. With its proximity to Barcelona, as well as Girona, which is just about 30 kilometers from Blanes, this part of the coast is easy to get to. Whether you’re working in the Catalan capital, or just want to be near one of the most fascinating cities in Spain, there is something for everyone in this area. Most of the properties in this area existing homes and apartments, though there are a few new developments for those who want something off plan. This is an ideal place to look for homes and villas overlooking the Mediterranean, which can be had for more reasonable prices than in the southern coastal areas.

Moving up the coast, you find more working villages and isolated resorts. There are still many, many places to visit with lots of hotels and properties, but the area is not nearly as commercial as the southern Costa Brava or farther south. Llafranc is popular with families; it is a whitewashed resort town with a promenade that goes all the way to the neighboring town of Calella. L’Estartit is a great place for those who want to dive or participate in other water sports. It is located near the Illes Medes, a former pirate’s lair which is now a maritime reserve and popular dive spot.

Don’t Buy Property in Poland Without These Facts

Polish property seems to me to be one of the safest places to invest in real estate in Europe. It has both a growing returning population and overseas investors all in search of the best Polish property to buy.

It was not so long ago when Poles migrated to the UK and other European countries in their thousands in search of work and prosperity. There is still a large population Polish people abroad but unlike many other migrants the majority have one thing in mind and that is home. Polish workers earning money are sending it home or saving it for when they return home and this is serving to strengthen the economy.

The recent global slowdown has seen areas such as the UK lose their attractiveness as many skilled polish workers realise they can start earning more money back home.

Poland which is bordered by Germany to the west; the Czech Republic and Slovakia to the south; Ukraine, Belarus and Lithuania to the east; and the Baltic Sea and Kaliningrad Oblast is set to become the financial powerhouse of central Europe.

According to Ernst & Young’s European Attractiveness Survey 2008, Poland is the top European location for new foreign investment. 834 international investors were surveyed by Ernst & Young, with 18% of them indicating they would invest or consider investing in Poland in the future. The investors came from a total of 43 different countries around the world. Poland ranked second in the survey in terms of jobs created last year in Europe. There were approximately 18,400 new jobs were created in 2007, although this represented a 41% drop on the 31,000 jobs created in 2006. For all of Europe, the United Kingdom placed first, with just over 24,000 jobs created.

In terms of foreign direct investment projects, Poland ranked seventh in Europe, with 146 new projects. The UK was first in this category as well, with 713 new projects, followed by France, with 541. The total number of new FDI projects in Europe grew by five percent year over year in 2007, from 3,531 to 3,712.

Buying property in Poland as an overseas buyer traditionally meant that investors would head to where they know. So areas such as Warsaw and Krakow have become property hotspots for both Poles and foreign investors. We all know that where there is demand prices rise so my tip would be to consider the suburbs of these two great cities. Warsaw still suffers with a housing shortage and property on the outside the city seems to be a great investment. Here you will find lower prices and more room for capital growth plus people willing to rent.

Foreigners can buy property in Poland with little restrictions once they have obtained the right permit from the Minster of Internal Affairs Once you have found a property you wish to purchase, price negotiation is usually done face to face with the seller. After agreeing upon a price, a notary will draw up the initial contract. This sets out the terms and any conditions, and a 20% deposit is paid. The notary typically serves as the legal authority, carrying out any property checks and searches.

So in my view Poland as an investment hot spot seems as safe as houses

Big Boost To Property Sales In Spain.

The Spanish Property Market has seen the best resulting sales in April 2008 for over a year.

Following media coverage of the failing property market during 2007, most potential property buyers put their plans onto ice until the situation improved.

The complete market in Spain saw estate agents shutting through lack of sales and the crunch during 2007 was to get even worse. Unscrupulous agents were devising tactics to prise money out of clients through desperation to inject money back into their own business.

Some such tactics were to ask for a small lump sum payment to substantiate an offer on a property. Although in the agents defense it eventually was used as part payment towards the deposit, nonetheless it was a payment devised to be a part payment of the agents commission. This was one of the tactics that prevented potential home buyers from venturing into the Spanish market.

The shrewd investor saw the decline as an opportunity to secure a dream home at a much reduced price. In fact this aspect of a declining market was the main purchasing selling point that the Spanish Market was using to attract buyers.

However as 2008 emerged it was clear that a new year had brought a new perspective back into the property market. Month on the month the buyers have been coming back. The estate agents were beginning to see a new surge of property buyers.

April 2008 has seen the best month in property sales in Spain for almost a year. This confidence can be expected to multiply as the season for visiting Spain arrives during May and the summer season.

Upon further investigation of the property market we can see trends that follow the UK market. Smaller one bed apartments and studios seem to remain pretty consistent, as do the properties valued at over a £million.

One may think that property has a similar intrinsic value to that of gold; as it rarely decreases in value. As such of course property has to be the ultimate way to invest money and see year on year returns.

One new property on the market valued at almost a £million near Cordoba in Southern Spain; having 15 bedrooms, ideal for a bed and breakfast opportunity, has received 6 inquiries in the first week it has gone on sale.

It would appear as a consequence of such interest that a new surge of buyers has begun. Not to bring the property market back to its prime, but enough to give everyone, both purchaser and seller a little confidence.

The economy of course is having a direct affect on the market. The Euro is particularly strong against other currencies, especially the British Pound and the American Dollar. This would mean that any transfer of money would have an extremely poor exchange and as a consequence could mean the difference of up to £15,000 on a £100,000 transfer.

Mid 2007 saw the exchange rate for the Euro at 1.48 to the pound. Today we see the rate at 1.24. This equates to 24,000 euros for each 100,000 euros exchanged. Despite this poor exchange rate the property market in Spain is beginning to rise from the ashes.

We look forward to the continued rise in interest in property sales.

Costa Del Sol Property: Promise of an Ultra-peaceful Living

“Sunny Coast” this is what Costa del Sol means in English. It is not for nothing that this internationally reputed hot tourist spot is given such a name. What else can you call a place that offers average annual temperatures of 18ºC and over 300 days of sunshine per year! It also boasts to be one of the top holiday destinations in Europe. No wonder, if you are fascinated by its attraction and want to have your share in Costa del Sol property.

Until 1950 Costa del Sol was a little known place. It was nothing but a little distance island, in the mountains running down to the coast with fishing and ‘white’ villages. But in the 50s, the place discovered itself and started to develop at an amazing pace. It took little time for the place to have all the makings of being one of the hottest holiday locations. At present Costa del Sol property is highly sought after, by all Europeans in general and the Brits in particular.

What was once a destination to escape from hectic city life, worthy only of a brief sojourn has become ideal for a lifelong settlement! The ideal living condition offered by Costa del Sol property has made Brits realise that it makes no sense to limit their enjoyment of the place to a-fortnight-in-the-year only. Instead, they are serious about making this most famous coast line of Spain their permanent home.

This frenzy for grabbing an accommodation in this place of golf, sailing, scuba diving, horse riding, dolphin safaris, and etc has resulted in the emergence of Costa del Sol property agents. They work as the bridge between buyers and sellers, investors and renters. Whether to buy a luxurious villa, a budget flat or to make investment of big size, going through these agents will be the best choice. Property owners also can ensure better price for their assets by taking service of these agents.

Why Buy a Property in Spain?

Well to paraphrase a very well known British comedienne in a spoof chat show “as you stood up and huddled in the bus shelter in the cold wind with the rain lashing down across the road what exactly was it about the sun drenched landscapes and climate of Spain that first appealed to you?”

We’ve all had this dream off buying a retirement or an investment property in the sun. Somewhere where we would be able to take out our savings that we’ve managed to salt away and invest them in a little property somewhere where the sun never fails to shine and we all live happily ever after.

Well for some the dream of moving and living abroad is fast becoming a reality and certainly in today’s world there has never been a better time possibly to either buy a property abroad or just move.

So back to the title why would you want to buy a property in Spain?

Well for some there is actually a connection and an affinity between parts of Spain and the United Kingdom and mainly that affinity is more felt possibly within the Celtic countries (such as Wales, Scotland and Northern Ireland etc) that constitute the United Kingdom as opposed to mainland England. In these cases the affinity leads them more to north-western Spain and possibly Galicia as their main destination point.

So as I said before back to why you would want to buy a property in Spain?

While if you want guaranteed sunshine, miles of glorious sandy beaches, excellent food, and abundant choice of entertainment, a wide choice of homes at potentially very affordable prices then to be brutally honest at the moment you’ll find Spain very very hard to beat. And as most people who visit Spain on a regular basis find out there is actually more to Spain than purely just the “Costas and the Islands.”

The Spanish claim to have “Everything under the Sun” and to be honest when you look at it like that it is a claim that is hard to refute. When you are buying a home or proposing to live in Spain you’re not just buying a permanent home, you’re buying into a lifestyle. To be honest, as a location for a holiday, a retirement or permanent home in the country of Spain has actually very few equals and more so if for a variety of reasons you need or are looking for year-round sunshine.

So now we’ve looked at the upside of moving to Spain and indeed there is a major upside to Spain what you also have to bear in mind that there is a potential downside as well. This is more in the region of the typical downside that you would get from moving to most places really except for the fact that moving to Spain from the United Kingdom you would potentially have the language barrier.

Hopefully, if you’re making the decision to move to Spain after having spent considerable time in the country as a traveller or holiday maker then you would think that you have a rough idea of a plot certainly language wise before you move.

Might be worth checking that one out first?

Germany - Cologne In Germany Tour

Cologne is the oldest city of Germany dating back to the times of the Romans and even got its name, Colonia, from them since it was a colony of Rome in 50 A.D. The Romans also brought christianity to Cologne and had been a residence to several bishops. Nowadays, you can still find some remains of Roman fortifications, churches and buildings all over the city like the Roman North Gate, the City Hall, the Roman tower and the City Gates. Though populated by several Roman churches like the Great St. Martin and St. Gereon churches, Cologne is more famous for its landmark, the Cathedral of Cologne, world heritage site since 1998. The gothic Cathedral was built in 1248 and finally completed in 1880. It houses the Relics of the Magi since the 13th century that made the city one of the famous pilgrim destinations.

Cologne’s old town, though destroyed during the war, is something worth to visit for its old and colorful houses, historical buildings and churches and narrow streets which give one the perfect nostalgia of the old Cologne. But not only that, most old houses or buildings have been used nowadays as restaurants, hotels and bars so you can roam around your way not getting hungry or thirsty. Especially, not thirsty because Cologne has its Koelsch - the Cologne beer. So for beer lovers, have fun!

There are so many things you can do in Cologne. Since it is the center of art in the country, you can visit several museums to your liking. A roundtrip boat tour on the Rhine is also something not to miss. Or a ride on the Rheinseilbahn, a hanging cable cars going across the river giving you an opportunity to see the beautiful panorama of Cologne from the top. There are also trolleys which are trying to look like trains bringing you to the Cologne Zoo or the Chocolate Museum. Though the zoo is not that far from the cathedral’s area, it’s a very nice experience especially for the children to have this ride. You can normally find these trolleys in front of the southern transept of the cathedral called Roncalliplatz.

Adjacent to the zoo are the Flora and the Botanical Garden. These beautifully landscaped gardens are homes to different species of plants, trees, flowers from different continents. Perfect time to visit is during spring, the color is just so beautiful. Another green area in Cologne is the Rheinpark. From the city center, you cross the river and walk to the left side of the bank. The park is well maintained, very clean and is perfect for family picnic. It even has a playground for kids so even the little ones won’t get bored. Close to the park is the Tanzbrunnen, it’s a fountain with a dancing area in the center thus the name Tanzbrunnen, fountain for dancing. This is used as an open-air stage and event hall for concerts.

Shopping in Cologne is something you don’t want to miss. The Hohe Strasse is the most famous street for shopping in the region and probably in the whole country. This is always full of shoppers no matter what the weather is. But there are also malls, shopping arcades and promenades if you don’t want to be outside all the time. Don’t forget to get yourself the famous souvenir, the Koelnischwasser - the original Eau-de-Cologne. Its formula has been produced in the place since 1709 and used by legendary people like Napoleon. Aside from the regular shopping, Cologne is also famous for the Christmas Markets. People tour here during cold season just for these markets. You’ll have an array of choices, from decorations to delicacies, plus a taste of gluehwein, a warm wine normally served in christmas mugs, to keep you warm.

Annual famous events in Cologne would include the Carnival - a very festive and colorful celebration which is normally held in February. Main highlight is the parade, people and even celebrities in colorful costumes and floats. Another famous event is the Koelner Lichter - Cologne Lights, a spectacular show of fireworks on the Rhine. This event is attracting up to more than 1 million visitors per year. Koelner Lichter is normally in summer, often in July.

So if you’re planning to visit Cologne, it’s ideal of course to visit in summer when you have more probability of having a nice weather. Have fun and enjoy your visit!
