There is never a bad time to get in especially if you have another income to fall back on. I would suggest getting in during a down time. I started during a down market and I had to learn how to find clients during a slow time. It also gave me an opportunity to learn a lot of other things so that when the market did pick up I was ready and had the tools I needed to serve my clients. I started part time and now I do this full time. In my area it takes 3 months to get your license but you might not see your first earning for 3-5 months after that. The first year is the toughest so do it now and get ready for when the market turns! GOOD LUCK!

I hate to break your bubble, but I hope it lasts for a good, long, time! I rent, and my rent went from $440 a month just three years ago, to $525! The landlord told me it was property taxes from the new valuations. I ain’t knocking your way of making a buck, but I can’t agree that a place that is $440 one year then almost $100 more, three years later, because people are speculating in property, is right.

Let me explain in common man’s language. What you make out of any industry is up to you, not up to the industry. (remember the pet rock) nahhh I didnt think so.
In any event remember that real estate is driven by supply and demand economics and you will never see what was but you will see an adjustment to what will come. In other words they are not making any more land, but they sure are making babies.
You decide what you want to do with your career don’t let others tell you. Here is what Big Brother says about a real estate career.

This may be a really good time to get into the market. It will prepare you slowly and when the next slow down comes, you’ll know what it looks like. I’m in Minnesota and after 2 yrs of this, I’m ready to pull my hair out! Tell these people that interest rates are WONDERFUL! Not like they were in 1980’s at 14%. Go ahead and dive in. Good Luck~!
